Foreigners can own property in designated freehold areas without residency requirements.
You can buy as an investment—rent it out, sell later, or hold for appreciation
🛂 Do You Need to Move to Dubai? No, owning property does not require you to live there. You can live abroad and still manage the property through a local agency
However, if your property is worth AED 2 million+, you may qualify for a: 10-year Golden Visa, which gives you the option (not obligation) to live in Dubai.

While there’s no annual property tax, there are a few one-time or annual fees to be aware of:

Dubai: 4% Dubai Land Department (DLD) fee + AED 580 admin fee
Abu Dhabi: 2% transfer fee (for expatriates)
Other Emirates: Vary, but similar structure with smaller fees
🔁 Annual Costs Service Charges / Maintenance Fees: Paid to the building or developer for upkeep (usually AED 10–30 per sq.ft/year)
Municipality Housing Fee (Dubai only): 5% of the annual rent (if you live there) added to your DEWA (utilities) bill.
